Matt Ryan is a fourth-generation Avalon family member with more than 40 years of experience in real estate development and construction, including more than 10 million square feet of commercial and industrial development and over 35 residential homes in the Avalon market. A graduate of Archbishop Carroll High School and Mount St. Mary’s University, he takes a hands-on approach as principal, with a focus on quality, craftsmanship and lasting value.

Today, the company is building Avalon Estates, a 12-lot community in Swainton, and expanding into Maryland with Griscom Square, a 12-home community in Annapolis. Matt and his wife have three children and six grandchildren.

Matty Ryan is a Partner at Ryan Development Group with more than 15 years of experience across commercial and residential real estate. He began his career in research and commercial brokerage before joining the company in 2016, and holds a Master of Science in Real Estate from the Johns Hopkins University Carey Business School.

Matty focuses on acquisitions, project feasibility, and financing, guiding projects from initial underwriting through execution. Since joining, he has helped oversee the development and construction of 35 homes representing approximately $71 million in residential sales, along with approximately 1 million square feet of warehouse and industrial development.

Jack Ryan is a Partner at Ryan Development Group, involved in every aspect of the development process, from planning and design through construction and delivery. A Maryland native, he attended Loyola Blakefield and graduated from Flagler College, and spent much of his youth in Avalon, New Jersey, where his family’s residential construction work gave him an early connection to homebuilding.

Before joining the company, Jack worked with a regional homebuilder constructing 30 to 40 homes annually, handling purchasing, scheduling, and construction oversight, and later helped his family build custom coastal homes in Avalon and Stone Harbor. Today he works closely with architects, engineers, contractors, and homeowners, with a focus on thoughtful design and quality construction.

Gerry Cullen is President of GC Consulting, a consulting and project management firm based in Avalon, NJ, and has been a founder and C-level executive in numerous businesses across the Wilmington, Philadelphia, and Cape May County areas for more than 35 years. He has project managed more than 40 custom homes, primarily in Avalon, and is the former Commodore and current Chairman of the Board of Trustees of the Avalon Yacht Club.

Gerry attended Archmere Academy and the University of Pennsylvania and lives in Avalon with his wife Andrea.

Jenn Albrecht is a Project Coordinator at Ryan Development Group, with a strong background in project coordination, communication, and operations. A lifelong Cape May County resident, she graduated from Wildwood Catholic High School and Coastal Carolina University, and began her career in sports management with The Ripken Experience before moving into construction and development.

Known for her organization and attention to detail, Jenn works closely with contractors, vendors, and team members at every stage of a project. Outside of work, she is a devoted mother and an active manager within her son’s competitive soccer programs. She enjoys traveling, often for soccer, planning events, and spending time with her family.

Carlos Deleon is the Punch-Out Specialist at Ryan Development Group, where he has been part of the team since 2018. With a background as a painter and finish carpenter, he is the final set of hands on each home before it is turned over to its owners.

Carlos walks every home room by room, identifies items that need attention, and completes the finish work, touch-ups, and repairs needed to make it move-in ready. His trade experience and eye for detail help ensure every Ryan Development Group home meets the standard we hold ourselves to.
